Charcoal corrugated sheets and their fixings on a new roof, lit by the morning sun

Roof maintenance

The longest life out of the roof you've got.

Gutter cleaning and roof rescrews. A few thousand on maintenance now can save tens of thousands on a full reroof later, as long as the roof is still in suitable condition.

Tell us what the roof needs. We call you back, come out and quote the whole job.

Why early matters

Screws fail long before sheets do.

A roof screw carries a rubber sealing washer. Sun and weather harden it, it cracks, and water gets to the screw. The screw rusts, the rust spreads into the sheet around it, and the leak starts. All of this happens while the sheet itself still has years left in it, especially near the coast where salt speeds it up.

Replace the fixings at the right time and the roof keeps going. Leave them, and a few thousand dollars of maintenance becomes a full reroof.

Being straight with you

When a rescrew makes sense.

Maintenance only pays when the roof underneath is worth keeping. Here is how we judge it.

  • Sheets still soundRust is at the fixings, not through the sheet. A rescrew holds the roof for years.
  • Washers perishedCracked, flattened or missing sealing washers. Classic rescrew territory, before the leaks.
  • Rust through the sheetsHoles around the fixings or along the laps. We'll say so, and quote a reroof instead.
  • Not sure? Most people aren't. We look at the whole roof and tell you which job it needs.

Questions

Questions we get asked.

Straight answers before you ring. Anything else, ask it in the form below.

How often should gutters be cleaned?

At least once a year, and twice if there are trees over the roof. A blocked gutter backs water up under the sheets and into the fascia, which is how small jobs become big ones.

What is a roof rescrew?

Every fixing on the roof is replaced: the screws and the sealing washers that keep water out around them. The sheets stay. It is the single biggest thing that extends a metal roof's life.

How do I know my roof needs one?

Rust around the screw heads, washers that have gone hard or split, and leaks that show up in heavy rain. Age is the other clue, and near the coast salt gets to the fixings sooner.

Why does the coast matter?

Salt in the air gets to the fixings first. Within about 5 km of the ocean or the estuary, fixings fail years earlier than they do inland, which is why we ask for your suburb.

Will a rescrew fix my leak?

If the sheets are sound, replacing the fixings and sealing the laps stops the common leaks. If the sheets themselves have rusted through, we will tell you straight that it is time to look at a reroof.

How long does a rescrew take?

Usually a day for a typical home. We quote it after we have been up and looked at every sheet, so there are no surprises on the day.

Do you rescrew tile roofs?

Rescrews are for metal roofs. If you have tiles and want to move to metal, that is a reroof, and we do those too.
