Residential new builds

The roof on a new home, done once, done right.

Battens, insulation, sheets, flashings and gutters on a new build, finished so the rest of the house can get on. One crew from the frame up, so nothing falls between trades.

  • Sheeting and flashingsLaid straight, fixed properly, every edge and penetration sealed.
  • GuttersFitted as part of the job, not left for someone else.
  • Insulation under the roofFitted while the roof is open, before the sheets go on.

Residential reroofs

Tile to tin, or tin to tin.

Old roof off, new roof on, with everything in between handled. Gutters replaced where they need it, new battens, insulation, sheets and flashings, and the chimney taken out if you want it gone.

  • Tile to tin

Take the weight of the tiles off the frame and replace them with a lighter metal roof. J rods to tie it down, new battens, insulation, sheets, flashings and gutters where needed.

  • Tin to tin

Rusted or tired sheets off, new sheets on. Battens replaced where needed, insulation and flashings renewed.

Tile to tin, done properly

Tiles are heavy. Metal is light. The details matter.

That lighter weight means the roof needs to be mechanically secured properly, and that is where J rods come in. They tie the structure together and make sure the new metal roof is locked down the way it should be. No shortcuts. No guesswork.

It is not just about today either. When it comes time to sell, building inspections pick up everything. Having J rods installed correctly protects the value of the home and avoids headaches later.

Do it once. Do it right.

Start to finish

How a reroof runs.

The same order every time, by the same crew, so you always know what is happening on your roof.

  1. Look and quote

We inspect the roof and quote the whole job, start to finish.

  2. Strip

Old tiles or sheets come off and go away.

  3. Chimney out

Removed as part of the job, if you want it gone.

  4. J rods

On a tile to tin, the lighter roof is tied down to the structure. No shortcuts.

  5. Rebatten

New battens to carry the new roof.

  6. Insulation

Fitted while the roof is open.

  7. Sheeting

New sheets laid straight and fixed right.

  8. Flashings and gutters

Every ridge, edge and penetration sealed. Gutters replaced where needed.

Questions

Questions we get asked.

Straight answers before you ring. Anything else, ask it in the form below.

How long does a reroof take?

Most single storey homes are stripped and sheeted in a matter of days, with the gutters and flashings finishing the job. You get a timeframe with the quote and we stay on the roof until it is done.

Do we have to move out?

No. We strip and resheet in sections so the house is weathertight every night. You will hear us during the day, and the site is left tidy.

What happens to the old tiles?

They come off, go into bins and leave with us. The battens are replaced where they need it, insulation goes in, then the sheets, flashings and gutters. Nothing of the old roof is left in the ceiling.

Why do J rods matter?

Tiles are heavy and hold themselves down. Metal is light, so a new metal roof is tied to the structure with J rods. Building inspections pick them up when you sell, so done properly they protect the value of the home.

Which colours can I choose?

The full Colorbond core range: 22 colours, six of them also in a low sheen matt finish. Pick a roof shape, a profile and the colours on our configurator, and we bring the real swatches out so you choose in daylight against your own walls.

Is a new metal roof covered by a warranty?

Colorbond steel carries BlueScope's material warranties, which depend on where the roof is: closer to salt water, shorter. We stand behind our workmanship on top of that, and we explain both with the quote.

Do you roof new builds?

Yes. We work with your builder from the first batten to the last flashing, gutters included, so the roof is one trade's job start to finish.
